Rent collection

Collect rent without the notebook

Generate every flat's bill in one go, see who still owes what, and let residents report bKash, Nagad or bank payments for you to approve.

Sound familiar?

Collecting rent shouldn't take all month

You chase each tenant by phone and keep who paid what in a notebook or a spreadsheet.

Service charges and utility costs change every month, so every bill is worked out by hand.

A tenant says they sent the money on bKash, and you scroll through statements to find it.

How it works

Rent day in three steps

  1. 1

    Set up charges once

Rent, service charge, gas or anything else, for each flat or shop. Fixed charges stay the same; variable ones you update each month.

  2. 2

    Generate the month

Pick the month, review the charges, and a bill is created for every occupied flat. Unpaid balances carry forward automatically.

  3. 3

    Record and approve payments

Record cash yourself, or let residents report a bKash, Nagad or bank payment with a screenshot. You approve it and choose which months it pays.

What you get

Everything rent day needs

Dues that carry forward

Last month's unpaid balance appears on the new bill, so nothing is forgotten.

Payment reports with checks

Residents report the amount, the TrxID and a screenshot. You are warned when a TrxID or a screenshot has been used before.

Numbered money receipts

Every payment you record or approve gets a numbered receipt with the amount in words, ready to print or save as a PDF.

Your payment numbers, one tap away

Add your bKash, Nagad, Rocket, upay or bank accounts once. Residents copy the number with a single tap.

Rent slips with QR codes

Print the whole month's slips, five to an A4 page, each with a QR code that opens that flat's invoice online.

A rent page for every resident

Residents sign in to see what they owe, what they have paid and the status of every payment they reported.

Common questions

Does Tumin AMS take payments through bKash or Nagad?

No. Residents pay you directly, as they do today, and then report the payment in the app. You check it against your own statement and approve it. The app never handles the money.

Can a resident pay part of the rent?

Yes. A payment can cover part of a month or several months, and anything left over is kept as an advance. Each bill shows what was paid, any discount and what is still due.

Do the bills work in Bangla?

Yes. Bills, receipts and rent slips can be printed or saved as PDF in Bangla or English, with Bangla digits.

What if the service charge changes every month?

Make it a variable charge. Before you generate the month you update the amounts, and they go into every bill. A charge can also be filled in from that month's meter bill.
